ORDINANCE NO. 10089 AN ORDINANCE ABANDONING A PUD ON A TRACT OF LAND LOCATED AT 1421 CLOVERDALE CIRCLE, BEING ON THE SOUTHEAST LINE OF CLOVERDALE CIRCLE NORTHEAST OF CLOVERDALE DRIVE, MORE PARTICULARLY DESCRIBED HEREIN, AND ADDING CONDITIONS TO THE R-3 USE OF SAID PROPERTY. _______________________ SECTION 1. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHATTANOOGA, TENNESSEE, That there is hereby approved the abandonment of the PUD on a tract of land located at 1421 Cloverdale Circle, being on the southeast line of Cloverdale Circle northeast of Cloverdale Drive, more particularly described herein: Steeple Chase Planned Unit Development, as shown by plat of record in plat book 40, page 87, ROHC; being the property described in deed book 3838, page 67, ROHC. Tax Map No. 110H-B-1. SECTION 2. BE IT FURTHER ORDAINED, That the R-3 use of said property shall further be subject to the following conditions: 1. The traffic entering the property from McRey Drive would be a one-way entrance; 2. The existing buffer on the southern boundary be maintained; 3. The western boundary shall have a screening fence and buffer; 4. The dumpster is to be screened by a minimum 6-foot high sight-obscuring fence on three sides; 5. The fire hydrants to be served by minimum 6-inch water lines; and 6. Drainage from the clubhouse, the northern most building and the parking area adjacent to the northern most building must be directed away from the west property line. SECTION 3. BE IT FURTHER ORDAINED, That this Ordinance shall take effect two (2) weeks from and after its passage as provided by law.
